The new normal?

May’s 11,079 transactions were a record for this prime spring month. Still, the large number of competitive bids showed just how much demand there is for houses and condos in Toronto and the surrounding area.

In many parts of Toronto, most of the May house sales were multiple offer situations. Across the GTA, the proportion of bidding wars was lower, but still a factor in many neighbourhoods.

The average selling price for these sales was $585,204, representing an 8.3 per cent increase over May, 2013.

A good investment

It’s clear that there’s a strong long-term demand for homes in Toronto. Population growth in the GTA will continue to reinforce real estate values across the region. The challenge for buyers is to find the sweet spot that balances location and cost.
